Rats, electrical wires and fires
Today I inspected a house that had rats and flying squirrels. The homeowners knew they had grey squirrels in the attic 4 years ago and did nothing about it. In my inspection today, I found bare electrical wires the grey squirrels had chewed 4 years ago. These people are so lucky to not have had a fire in the attic. The average homeowners insurance policy will read something like this. If your house catches fire and the cause of the fire is determined to be animals chewing the wires,,,, your insurance is null and void at that point. I think the logic is that your home is not a natural habitat for nuisance wildlife, please read your policy especially the fire portion. These things can be avoided by getting complete and thorough exclusion repairs done by a licensed, insured professional.
